When Pivot markets a rental, the goal is not to simply place it on one website. Pivot uses a complete rental marketing package that may include MLS exposure where appropriate, rental-platform syndication, professional presentation, showings, inquiry coordination, and stronger visual marketing when the property calls for it.

Management transfer is not a separate monthly plan. It is the one-time onboarding process for an owner who already has a tenant and wants Pivot to take over management. After the transfer, the owner chooses Essential Management or All-Inclusive Broker Management.
Multi-unit properties are handled separately because the setup work, tenant communication, accounting, files, lease review, and maintenance transition can be more involved. Qualified 4+ unit properties may receive 5% of collected monthly rent at Pivot’s All-Inclusive service level, subject to review and approval.

Pivot's All-Inclusive plan includes three routine property inspections per year. That alone can help owners avoid thousands in unwanted lease-end repairs by catching small issues early, before they turn into larger damage, delayed turnover, lost rent, or a slower return to market.
Regular inspections also create accountability during the lease. When tenants know the property is being professionally checked, they are more likely to maintain the home, report problems sooner, replace filters, respect lease terms, and avoid letting small issues become expensive end-of-lease surprises.
