Pivot Property Management Pricing

Competitive Pricing. Broker-Led Management. No Maintenance Profit Center.

Pivot keeps pricing simple: an Essential 5% plan for owners who want a lower monthly fee, and an 8% All-Inclusive Broker Management plan for owners who want fewer separate charges.

The biggest difference is not just the monthly percentage. Pivot does not mark up maintenance, does not take vendor kickbacks, and does not use repairs as a hidden profit center.

Simple Monthly Plans

Two Clear Management Options

Essential is designed for owners who want the lowest monthly management rate and are comfortable paying separate fees when leasing, renewals, or inspections are needed. All-Inclusive is designed for owners who prefer fewer separate charges, more included service, and three routine inspections per year to help catch problems before move-out.

When Pivot markets a rental, the goal is not to simply place it on one website. Pivot uses a complete rental marketing package that may include MLS exposure where appropriate, rental-platform syndication, professional presentation, showings, inquiry coordination, and stronger visual marketing when the property calls for it.

Clear One-Time Pricing Before Monthly Management Begins

Management transfer is not a separate monthly plan. It is the one-time onboarding process for an owner who already has a tenant and wants Pivot to take over management. After the transfer, the owner chooses Essential Management or All-Inclusive Broker Management.

Multi-unit properties are handled separately because the setup work, tenant communication, accounting, files, lease review, and maintenance transition can be more involved. Qualified 4+ unit properties may receive 5% of collected monthly rent at Pivot’s All-Inclusive service level, subject to review and approval.

Owner Cost Impact

Inspection Protection Built Into All-Inclusive

Pivot's All-Inclusive plan includes three routine property inspections per year. That alone can help owners avoid thousands in unwanted lease-end repairs by catching small issues early, before they turn into larger damage, delayed turnover, lost rent, or a slower return to market.

Regular inspections also create accountability during the lease. When tenants know the property is being professionally checked, they are more likely to maintain the home, report problems sooner, replace filters, respect lease terms, and avoid letting small issues become expensive end-of-lease surprises.

This is another place where Pivot's incentives are different: Pivot does not profit from repairs. We would rather identify problems early, reduce unnecessary costs, and help keep the property rent-ready.

Questions Every Owner Should Ask Before Hiring a Property Manager

A low monthly fee can be attractive, but owners should look closely at where the management company makes money after the agreement is signed.

Ask These Questions

  • Do you mark up maintenance invoices?
  • Do you use in-house maintenance as a profit center?
  • Do you receive vendor kickbacks or referral compensation?
  • Are there cancellation or termination fees?
  • Are leasing, renewals, inspections, and setup fees separate?
  • Who is personally overseeing my property?
