Leasing-Only and Multi-Unit Pricing

Pivot offers additional pricing options for owners who may not need standard monthly management or who own qualifying multi-unit properties. These options are reviewed based on the property type, location, rent amount, number of units, property condition, tenant status, and the level of service needed.

Leasing-Only Service

Leasing-only service is designed for owners who want professional help finding and placing a qualified tenant without ongoing monthly property management.

Leasing-Only Fee:
One-half of one month’s rent or $1,500, whichever is greater. Photos are extra.

Final Pricing Depends on the Property

Leasing-only and multi-unit pricing are subject to review and approval. Final pricing may depend on the property type, number of units, monthly rent, condition, location, tenant status, existing lease structure, required services, and the amount of management involvement needed. Additional services may be available based on the owner’s needs and the property’s requirements.

Contract Terms Matter

Early Termination Fees Should Not Trap Owners

Some property management agreements make it expensive for an owner to leave, even when the relationship is no longer working.

Many companies may charge an early termination or cancellation fee. For example, if a company charged one-half of one month’s rent plus $499, an owner with a $4,000 monthly rental property could pay $2,499 just to end the management relationship.

At Pivot Property Management, we have no termination fee, just a min required time under contract thats fair.
